I lend my own money. When you call, you are talking to the person who says yes or no.
I spent six years running an assisted living facility in Florida. Built it from scratch. Ran it through some rough years. Sold it.
When the deal closed and the wire hit, I had a decision to make about what to do next.
I did not park the money. I put it to work in real estate.
The first property I bought as an investor nearly went sideways because of a lender I did not know how to vet. The draw schedule blindsided me. The timeline they promised was not the timeline they delivered. The rate they quoted at term sheet was not quite what showed up at closing. I closed the deal, but only because I got lucky on a few fronts and had enough cushion in the numbers to absorb a surprise.
That experience changed what I wanted to build.
I started lending my own capital to other operators. People who were where I was on that first deal. Smart, motivated, doing the work, and getting sandbagged by lenders who made the process harder than it needed to be.
The differentiator is not the rate. It is not the term sheet. It is that when you call me, you are talking to the person who makes the decision. My capital. My yes or no. Same day.
I am based in Florida. I lend in 13 active states. The demand is there and the asset class is what I know.
If you are a new operator trying to figure this out, send me the deal. I will tell you what I see. If it works, we close. If it does not, I will tell you why.
